When your Landlord wants a reason for a surprise inspection.....

I got a phone from my landlord yesterday, he wanted schedule a time come switch out my furnace filters.

I immediately assumed he was looking for a reason come on in and take a peek at the place without making it SUPER obvious. New renter.... Recent canine addition.... Cat....

Yah....

They don't know me at all. They no idea I'm a clean freak, even with the animals.

"I changed my filter out earlier this week and it was just horrible. I couldn't believe my eyes."

He was slowly removing my furnace filter and asking me how I was liking the house.

"I love the house. After living in town for so long, it's been really nice to be out here... Experiencing the wildlife. Um..... Are you sure the filter needs to be changed?"



He just stood for a moment, scrutinizing the filter, then set on the floor.

"Are you using the furnace?"

At that precise moment, the furnace kicked on.

"Yep."

He slid the new filter in and turned at me. I could see him glancing around the place, smiling a .

Whatever concerns he'd had that brought him over were put rest. I live another day.

I'm not quite sure what he was expecting to see.... I could sense relief, though, when he looked around and seen everything was being taken care of. This house was his grandma's house, it's been in his family for a really long time.

I would have just let him in, all he had to do is ask. I ended up putting those filters back in the closet with the furnace, they were like brand new still.

I wondered how else he thought I was heating the place if I wasn't using the furnace. It couldn't have kicked on at a more perfect time, it was almost comical.

These were supplied by him, and replaced by him. Do you know what a down flow furnace is? He was explaining it to me when he was switching out the filters and giving me a history of the place. He's replaced the furnace twice and this guy was no 'tin smith'.

This was the filter that was in it, but I'm sure the replacement filters looked the same as well. I've never actually replaced a furnace filter, so.... I don't think I'd know what to get even if I tried.

    Yeah, sounds like he was checking up on you. Sounds like you passed with flying colors! As lonly pointed out, one of the pleated filters will do better at cleaning the air.
That is is his wife! I haven't had to deal with her at all since I moved in, it's usually just him. He's very kind, if he's out in the yard he'll usually wave over at me and say hi if he sees me. (They live across the road.)

Yes, that would be terrible. I've really enjoyed living out here with all the nature stuff. He did ask me if I'd liked seeing the bunnies and deer that hang out in the back yard and encouraged me to feed the birds when I'd expressed that I'd like to.

    I lived in a city/town for 8 years during and immediately after (and 4 years in college) and much prefer living in the country. I survived the towns, but growing up on a farm let me know what I was missing. I plan to stay where I am for as long as I can.
He is supplying the filters so I'll just let him use what he wants to use. It's not overly dusty in here and my daughter's asthma has been pretty controlled, so I don't think the air quality is all that poor. If I do notice it get bad, I'll keep that other filter in mind.

That was the filter that was in it, the one he felt needed to be changed out. The brad new ones were already in the furnace compartment, as well. It was just an all around strange moment, to be honest.

As others have agreed that a better is need I would suggest Merv 8 specified grade , not as pricy as the top of HEPA , but good to several Microns, gets pollen, smoke, and any dust..

I agree with lonly on the type of filter to use, but if the landlord is supplying them and you do not experience air quality issues, let him keep buying.

I lived in a city/town for 8 years during and immediately after (and 4 years in college) and much prefer living in the country. I survived the towns, but growing up on a farm let me know what I was missing. I plan to stay where I am for as long as I can.
